• Carry out licensed asbestos removal works and provide completion certificates and air testing certification.
• FULL strip out of existing dwelling
• Form new structural openings for new doors
• Break out existing walls to Flats 1 + 2 Shared Bathroom
• Protect existing staircase floor and wall finishes and balustrading throughout the works
• Install new Fire Detection system.
• Install roof insulation to 300mm thick Rockwool.

Staff Office & hall

• Install new Floor Finish
• Install new internal partition wall to form wall to new Flat 2 En-Suite
• Existing masonry walls to be re-skimmed and finished
• Provide new gas boiler and thermostat within wall-mounted cupboard.
• Install new electrical services.
• Install new electrical distribution board

FLAT 1 and 2 Bedroom

• Install new floor
• Install new internal partition wall to infill wall to existing Hall
• Existing masonry walls to be re-skimmed and finished.
• Install new door to Hall.
• Install new sliding door to Flat 1 En-Suite, within SW timber stud pocket wall.
• Install new mechanical and electrical services
• Install new radiator and associated pipework.
• Install new patio door (Flat 2).

FLAT 1 and 2 Living / Kitchen / Dining

• Install new floor.
• Install new internal partition wall to part-infill opening to Flat 2 Bedroom
• Existing masonry walls to be re-skimmed and finished.
• Install new sliding door to Bedroom.
• Install new door to Hall.
• Install new window / door arrangement.
• Install new kitchen fittings, white goods, and equipment.
• New masonry wall infill to fireplace.
• Install new mechanical and electrical services.
• Install new standard radiator and associated pipework.
• Supply and fit all kitchen fittings

FLAT 1 and 2 En-Suite

• Install new floor
• Install new floor to shower area
• Install new internal partition wall to form wall to new Visitor’s WC.
• Install new hot and cold water services.
• Install new below ground drainage to connect back to existing.
• Install new mechanical and electrical services.
• Install new radiator, associated pipework and towel rail.
• Fit obscured glazing into existing windows
• Supply and install vanity unit with slab basin, basin mixer, flipper waste, towel ring and floor gulley.

Visitor’s WC

• Install new Floor Finish Type 2, scheduled elsewhere.
• Install new below ground drainage to connect back to existing.
